What's a Buyer's Agent?...

... a Buyer's Agent is One that acts on Behalf of a Buyer and Places the Buyer's Interests Above Everyone Elses in Assisting the Buyer With the Purchase of Real Estate.

Buyer's agents typically are compensated by the seller through the sharing of the commissions between the listing broker and the buyer's broker. Even though the buyer's agent is compensated by commissions from the seller, the buyer's agents' fiduciary duty is to the buyer only, provided the agency relationships are disclosed clearly at the outset of any transaction.

A Buyer's Agent can be a very powerful and useful tool for a buyer of real estate.

THESE ARE SOME OF THE THINGS BUYER'S AGENTS SHOULD DO...

    • A Buyer's Agent should prepare a Total Market Overview for the Buyer client which will have benchmark calculations on the subject property and recent solds. This analysis should cover such items as price per square foot of roofed living area, price per square foot of other roofed area, price per square foot of land area, etc. and comparison values for the tax assessed values of the land and improvements.
    • A Buyer's Agent should have a concisely written Buyer's Plan of Action to familiarize the buyers with the process of buying property.
    • A Buyer's Agent should have access to listings on a local MLS system as well as the Internet and have a supplementing list of properties available as foreclosures, short sales, estate sales, FSBO's (for sale by owner properties), etc. A good Buyer's Agent should be able to match up a list of "HAVES" with the buyers "WANTS!"
    • A Buyer's Agent should be a dedicated full time professional.
    • A Buyer's Agent in today's market should be totally computerized with a Point of Presence on the Internet, e-mail, computerized PLS and MLS, computerized contract generation, computerized escrow tracking, computerized financing and net sheets, etc.
    • A Buyer's Agent should have a host of lender contacts to provide the buyer with a number financing alternatives. The Buyer's Agent should have easily understandable financing and net sheets to show the buyers how they can afford to buy and what it will cost.
    • A Buyer's Agent should have years and years of practical experience in negotiating and writing contracts favorable and protective of the buyer.
    • A Buyer's Agent should have a trained personal assistant to help with all the details from setting up showings to closing to "After the Purchase" follow-through.
    • A Buyer's Agent should have a professional team of recommended inspectors, attorneys, surveyors, accountants, pest control experts, title companies, escrow companies, mortgage brokers, lenders and more.
